Beste huurder,

De servicekosten die je in 2025 hebt betaald, waren voorschotbedragen zoals aangegeven in de huurovereenkomst. Als verhuurder zijn wij wettelijk verplicht om jaarlijks een servicekostenafrekening te verstrekken.

Nu alle werkelijke kosten voor 2025 bekend zijn, berekenen wij achteraf of je meer of minder werkelijke kosten hebt gemaakt ten opzichte van jouw betaalde voorschotten. Daarom heb je de e-mail gedateerd op 30 juni 2026 ontvangen. In deze e-mail kan je terugvinden of je van ons geld terugkrijgt of dat je een extra bedrag moet betalen inclusief een overzicht van je individuele verbruik op basis van de individuele meterstanden zoals deze door Brunata zijn uitgelezen.

Om alle kosten en berekeningen transparanter te maken, hebben wij op deze pagina aanvullende informatie geplaatst over de servicekostenafrekening 2025 voor Markt058.

Er zijn in de afrekening 2 soorten verdeelsleutels voor de kosten:

• Kosten die worden verdeeld op basis van je individuele meterstanden. Dit zijn: verwarming, elektriciteit en water. Heb je vragen over je individuele meterstanden, neem dan direct contact op met Brunata. Hun contactgegevens kan je vinden in de bijlage die wij per e-mail hebben gestuurd op 30 juni 2026.
• De overige kosten zijn gelijkmatig verdeeld over alle 500 woningen in het gebouw. Je individuele kosten per onderdeel (die zijn gecommuniceerd in onze e-mail van 30 juni 2026) kan je eenvoudig berekenen met de formule: Jouw aandeel/12 * Kosten per unit 2025.

Bijvoorbeeld: woonde je in 2026 gedurende 12 maanden op Markt058, dan is jouw aandeel 12 maanden. Jouw individuele kosten van het onderdeel ‘schoonhouden gemeenschappelijke ruimten’ kan je berekenen met de formule: 12 / 12 * €194,02 = €194,02

Dear tenant,

The service costs you have paid during 2025 were advanced payments as indicated in your tenancy agreement. As your landlord, we are legally obliged to provide you with an annual service costs settlement.

Now that all actual costs for 2025 are known, we calculate whether you have used more or less than the advance payments service costs by reconciling these costs afterwards. Therefore, you have received the email dated Juney 30th 2026. In this email, you can find whether you receive money back from us or whether you have to pay an additional amount as well as an overview of your individual utility usage based on the individual meter scores as read by Brunata

On this page, we have placed additional information regarding the service costs settlement 2025 for Markt058 in order to make all costs and calculations more transparent.

There are 2 types of distrubutions of costs:

• Costs that are distibuted based on your individual meter readings. These are: heating, electricty and water. If you have any questions regarding your individual meter readings, please contact Brunata directly. Their contact information can be found in the attachment we have sent you per email at June 30th 2026.
• The other costs are equally distrubuted over all 500 apartments in the building. You can easily calculate your individual costs per component (that are communicated in our email sent at Juney 30th 2026) by the formula: Your share/12 * Costs per unit 2025.

For example: if you have lived for 12 months in 2025 at Markt058, then your share is 12 months. Your individual costs of the component ‘cleaning of common areas’ can be calculated by the formula: 12 / 12 * €194,02 = €194,02
